Tenants

Thank you for visiting…

We offer a full and comprehensive service to all tenant applications. We will do whatever we can to assist you with your application.

We will of course need to carry out referencing and you will be required to fill in the application form. (you can download this below) Please be as thorough and truthful as possible as failing to do so will affect the success of your application.

We have a wide selection of properties available and they are updated on a regular basis and changing all the time. We will not accept properties in poor condition on our lists, so you can rest assured that what we do have to offer should be more than suitable.

If we don’t have anything suitable at the time of your enquiry, make sure you leave your requirements and contact details, as the next call we receive may be just what you are looking for.

For most properties, you will need one month’s rent in advance and a deposit equal to that. These charges may vary subject to the local area. It is a legal requirement that every branch and this website has a price list displayed and a member of your local branch will be happy to discuss these charges with you.

You will also need to produce proof of identification (ID), a reference from your current landlord and proof of where you are currently living, even if you reside with a relative. Also, how you intend to pay the rent, for example, an employer’s reference or a letter from the Benefits office showing your current claim.

Due to the 2014 Immigration Act, if you have recently entered the UK you will also need to produce your visa and or proof of entitlement to be in the UK.

If you have any difficulty with this, please speak to a member of our team who will assist you in your application.

Depending on which property you are applying for, we will support applications from both professionals and housing benefit applicants. In some cases, depending on your level of income, you may need a guarantor to support your application. This can be anyone willing to support you, providing they are over 18 and a home owner.

Application Process

The application for a tenancy is quite straight forward with Go Direct Lettings. Once you have viewed the property and decided it is suitable, you will need to fill in the application form provided. You will need to supply:

  • Proof of Identification (ID)
  • Proof of residency, such as a utility bill
  • A reference from your employer and current Landlord

Deposits

Under the Housing Act 2004, Landlords and Lettings Agents are required to protect tenant’s deposits. Go Direct Lettings is a responsible Letting Agent and is registered with The (DPS) Deposit Protection Service.

Your deposit is protected and held with the DPS for the duration of the tenancy. When you come to the end of the agreement we will carry out a thorough handover process. Once the handover process is complete and we have agreed all is correct and as it should be, we will agree with you and the deposit protection service to release the deposit funds appropriately.

Your deposit is at risk if you do not hand the property back as you found it and your rent account is not fully up to date.
